The FLT HOA communicates with Owners by email, and by USPS where required by the Association’s Declaration, Articles of Incorporation, Bylaws and Rules & Regulations. All FLT Owners are requested and encouraged to accept ALL communications from the FLT HOA electronically (email), thereby reducing the administration costs to the HOA.

To provide new Owners and Renters with a particularly relevant portion of the Declarations, Amendments and Covenants, and By-Laws (the DOCs) at the time of their application to FLT,

The HOA requires Owners who wish to rent their townhomes for annual leases, or to rent them for a seasonal rental (minimum 30 days), or to be used by family or guests when the Owner is not present, to follow the Rules and Regulations which govern these options. Information and form packets are provided below to explain the requirements. For the safety and security of all FLT residents, the HOA will take actions necessary to prevent Owners from not following these Rules.

 

In order to identify any Owners who are not following the Rules regarding HOA approval of leases, the HOA Board will be analyzing Envera data to determine where unauthorized renters are accessing the community at the gate entrance or the Clubhouse & Pool while the Owner and Owner's vehicle (identified by security cameras at the entrance and at the Clubhouse & Pool) is not residing in FLT. Owners breaking our Rules & Regulations will be subject to the penalties outlined in our Rules and Florida Statute 720, which include the possibility of minimum fines of $100 up to $1000, the suspension of privileges (Key Fob to pool and Clubhouse and resident gate access), and the denial of future lease application approvals.

2024-01-01 Lease Application Requirements Important Message for Owners who rent their Townhomes in FLT.
The attachment details the responsibility of Owners to provide lease applications, and lease renewal applications in the manner required by our FLT Rules & Regulations. The attachment provides a warning, that future applications received by the HOA that do not meet the requirements of our Rules will be returned to the Owner to correct the application, and the HOA Board will recommend that a fine be levied for the failure to meet our Rules requirements.

Requirements for Owners Relatives, or Invited Guests, who reside in a townhome without the Owner Present The FLT Rules & Regulations Section S. Leasing of Units, specify the conditions which permit immediate family members of the Owner to reside in the townhome without the Owner present, if staying more than 12 months, they must complete all of the requirements applicable to Renters, specified in the New Renters Information Packet.
Unrelated guests of the Owner staying less than 30 days must provide a criminal background check, and if staying more than 30 days must complete all of the requirements applicable to Renters, specified in the New Renters Information Packet.

No portion of a unit, other than the entire unit, shall be rented by the Owner. No unit shall be sub-let.

Considering the small income from rentals and potential damage and liability to the HOA, The Board decided at the 2022-01-11 Board Meeting that the HOA will discontinue private party rentals. The Clubhouse would remain available for organizers to sponsor FLT community events. Refer to Board Minutes for more information. Clubhouse Rental Form
